What We Do
Development/Investments
Gaddis Investments specializes in commercial real estate development from office and warehouse to retail projects, including new projects and built-to-suit developments. We also invest in existing CRE projects ranging in property type. We recognize that wise sales and investment decisions are critical to our clients and partners. We analyze each potential transaction with careful due diligence, allowing us to make accurate evaluations based on the property location, financial structure and market trends.
Our asset management team allows us to keep a careful eye on our portfolio of properties totaling more than one million square feet. Brokerage/Leasing
We have licensed brokers to market some of our in-house projects. However, we will often outsource brokerage services, leasing many of our properties through our broker partners in the community.
The Gaddis Investments brokers assist outside clients with both Tenant and Landlord representation. For Tenant representation, we understand the tenants we represent and do so by conducting an in-depth analysis to develop strategy, including new site selection, relocation and expansion plans. For Landlord representation, we will develop a comprehensive plan for each property owner, making it specific to their unique property. Our approach includes identifying the current market for the area, creating a building-specific analysis and marketing plan consisting of vast exposure in the brokerage community.

Meet Our Team

Jim Gaddis, President
Jim founded Gaddis Investments in 1977, focusing on commercial real estate sales, development, and site locations; including development of single-family homes, subdivision, condominium projects, apartments (private and federal), office buildings, shopping centers, neighborhood centers, retail corners and pads, industrial buildings and assisted living facilities.
Prior to Gaddis Investments Jim worked for five years as a stockbroker with AG Edwards & Sons. His extensive past in the ski industry is part of who he is today. Some of his involvement included being a member of the board and original development team at Snowbird Ski & Summer Resort, the former Public Relations Director for the Alta Ski Area, owner of Gaddis Training Organization (GTO – a training program for young hopeful ski racers which became Park City Mountain Resort’s Ski Team), as well as ski coach, ski instructor, and ski equipment sales rep.
Jim is a graduate of the University of Utah with a degree in Banking and Finance. While at the University of Utah he was a member of the Ski and Golf Teams, two-time NCAA All American in alpine skiing, National Giant Slalom Champion and member of the US Ski Team. These past experiences have led Jim to becoming a member of the Utah Ski Hall of Fame, University of Utah Sports Hall of Fame, and Intermountain Ski Hall of Fame.
Jim devotes many hours to volunteer work and has been or is currently serving on many non-profit boards and chairing such events including both the Summit County and University of Utah Hospital Boards, U of U Crimson Club Board, Youth Winter Sports Alliance (as founder), National Ability Center, Stein Eriksen YSA Endowment, Honorary Colonels Association, Joe Quinney Winter Sports Center, Alf Engen Ski Museum, J. Willard Marriott Library Ski Archives, Sundance Film Festival, and Heuga Multiple Sclerosis events.

Terese Walton, Managing Director, Principal Broker
Terese Walton is the Managing Director & Principal Broker at Gaddis Investments. With more than 24 years experience in the field, she is the Managing Director of assets, investments, and development.
Terese is a member of the International Council of Shopping Centers, and served as Chair of the 2015 ICSC Mountain States Idea Exchange. She is a Past President (2013) of CREW Utah, one of more than 75 markets and 12,000 members globally of CREW Network whose mission is "Transforming the commercial real estate industry by advancing women globally." Terese served on CREW Network's Industry Research Committee in 2017 which produced the white paper: "The Business Advantage - Best Practices for Gender Equity & Inclusion in Commercial Real Estate."

Josh Sevy, Property Manager
Josh has been self-employed in the construction related industry for more than 20 years. This multi-faceted experience has made his transition to the Gaddis Investments management team seamless. He brings a wealth of experience in his hands-on work with commercial projects, from construction to operations maintenance and management. Gaddis Investments feels very fortunate to have Josh on our team and look forward to his assets being used with our clientele.

Todd Schofield
Todd brings a unique skill set to Gaddis Investments. Being a Graphic Designer for the last 30-years, he’s had the opportunity to deal one-on-one with many Fortune 500 Companies. Being able to manage large projects, with many different facets, has become commonplace with Todd. Transferring this talent into property management has been a seamless process. With his years of experience he’s a great addition to our Gaddis Investments team.

Michelle Sudbury, Administrative Assistant
Michelle has an extremely varied background. She has worked in many industries over the years including retail, beauty, financial, and sales before discovering real estate. Michelle joined Gaddis Investments in March of 2016 as the Administrative Assistant and her varied skills get put to good use within the company. Working alongside the owner, director, accountant and property managers, Michelle helps to organize the asset portfolios while coordinating new office projects.
In addition to raising her family of 3 kids, Michelle’s personal interests including belly dance, reading and sewing..

Debbie Woodward, Accountant
Debbie Woodward is the accountant with Gaddis Investments and has handled all the accounting needs since 2013. She has worked as a consultant to many other clients to help with the accounting software in their office for all types of industries. Debbie has been a volunteer with MRC (Medical Reserve Corp) for over seven years, helping to organize the community when disaster accords in the Salt Lake Valley.

Eric Nelson, Broker
Eric has been in the real estate business in Park City for the past 40 years. He has worked in the residential world for Prudential and Sotheby’s and in the commercial and land development business for Cushman & Wakefield and presently for Gaddis Investments. Eric specializes in sales, leasing, land valuation and development in Park City and Salt Lake, representing hundreds of buyers and sellers. He is the Main Street Park City expert. His client list includes Deer Valley Resort, Park City Mountain Resort, Powdr Corp, Vail Resorts, Wells Fargo, Zion’s Bank, Stein Erickson Lodge, The Boyer Company, Talisker, Marker Bindings, Volkl, Web Cor, Stag Lodge, Bill White Restaurant Group, Columbus Pacific Properties and many other residential, land and commercial clients.
Eric graduated from the University of Utah and later worked in the political world in the late 70s and early 80s. He is active in the Park City Community. He has coached kids’ baseball and basketball for 25 years. Eric is involved in the Mountain Trails Foundation and has served on the boards of the Park City Chamber of Commerce and the Park City Main Street Alliance.

It is with deep sadness to announce that our beloved Park City real estate agent, Eric Nelson passed away on March 13, 2020. The Gaddis team as well as the Park City community will miss Eric’s casual style and every day humor. We are certain he is tackling the mountain bike trails every chance he gets!
